This stylish villa has everything that comes to mind when thinking of the perfect Andalucian retreat, to be enjoyed in style and comfort.

The current owner runs the big villa as a 6 bed, 5 bath holiday rental with great success and a tourism licence. She lives in the 1 bed, 1 bath apartment, enjoying a good income and great quality of life.

However, this property would make an ideal family home with the benefit of a separate apartment for family, friends or even paying guests!

With a beautiful kidney shaped pool, stunning vistas of the Sierra de las Nieves mountains, the setting could not get any better.

Access to the property is very good – just 1 km of excellent quality track before meeting the main road. No 4 x 4 vehicles needed here!

Whilst the location is peaceful and stunningly beautiful you can still enjoy a night out or lunch in the local bar/restaurant. A 25 mins’ walk brings you to the friendly and welcoming venta (bar/restaurant) serving local dishes (good home cooked food). If you or your guests want to walk there and have a few drinks, the owners of the venta will return you home as part of their service!

The villa is not completely isolated as there are 7 neighbours in the area (respectfully far enough away to ensure complete privacy but there for friendship and a sense of community).

The villa comes under the municipality of Casarabonela – 15 mins by car. However, there is also the choice of El Burgo and Ardales too (equally 15 mins by car).

The lakes of Ardales (commonly known as the Malaga lakes) are just 25 mins drive away with beaches, restaurants, water sports and fishing.

Business opportunity & Tourism licence: As the villa already has a tourism licence there is scope to make this villa work for you – exactly how you want it to!

There are many options:

Holiday let the 6 bed, 5 bath villa and live in the 1 bed, 1 bath apartment. Be on site to ensure your guests have everything they need.

Holiday let both the large villa and apartment together as one – extended families will love to holiday in this way. Use a property management company to run it for you and live elsewhere.

Live in the main part of the villa (3 bed, 2 bath) and offer self-catering/B&B (and even evening meals) to your guests: The house has a configuration that is very suited to this option. You have:
1 bed apartment with independent access.
1 double bedroom with en-suite off the pool terrace/summer kitchen area (with separate access).
2 two double rooms in the old part of the house off the courtyard, again with their own access.

The opportunities are endless here and you could work the configurations to suit your personal business model. The current owner is also welcome to receiving offers to sell the business as a going concern with all the furniture, linen, crockery etc. (contents would be by separate negotiation).

A large and comfortable home for use as a family home but with independence for extended family or visiting guests

Due to the size and style of the property, there is space to spread out here. An extended family could live together yet independently or visiting guests could be entertained and have their own front doors to their accommodation.

The property –

The main house: You enter the villa through solid wooden Andalucian doors that bring you into an entrance hall with a vaulted and beamed ceiling. From here the accommodation flows into both reception rooms and bedrooms/bathrooms.

The living room, with vaulted and beamed ceiling, has a feature fireplace with wood burning stove – a spacious, comfortable room that has patio doors into the extensive sun room that runs the entire length of the property.

From the living room, an arch leads through to the breakfast room and fully fitted kitchen with patio doors out into the extensive sun room.

The kitchen has base and wall units, granite worktops, an integrated dishwasher, double oven and two large fridge freezers.

The sunroom/conservatory is a beautiful, light and bright room with arched windows the entire length of the room that bring the outside in. The view from these windows is of the pool, terrace and gardens then out across the countryside to the Sierra de las Nieves mountain range. This room is currently used as a formal dining room to seat 12 people comfortably and a soft seating area where the view can be enjoyed whilst relaxing.

Bedroom 1 – the master bedroom is accessed from the entrance hall and has an en-suite bathroom.

Bedroom 2 – is a good size double and shares the family bathroom with bedroom 3.

Bedroom 3 – is a fun room with a unique layout. A mezzanine level accommodates the double bed (accessed via a ladder) with a dressing area under the mezzanine.

Family bathroom – a spacious bathroom with Jacuzzi bath.

External bedrooms with independent access

Bedroom 4 – Below the sun room/conservatory of the main house (access is via external steps from the conservatory) this is an additional double bedroom with en-suite located off the summer kitchen.

Bedrooms 5 & 6 are the courtyard bedrooms – the oldest, original part of the building. Located either side of the courtyard with water feature and pergola with a grape vine. The courtyard is accessed via wrought iron gates. Each bedroom is a double with en-suite.

Separate apartment

A comfortable apartment with its own independent access that accommodates 1 double bedroom, 1 shower room, a living/kitchen/diner (semi-open plan), private garden and private roof terrace with stunning views.

The pool, sun terrace and summer kitchen

The pool is large (10 x 5M), kidney shaped and solar heated. Surrounding the pool is a large sun terrace with enough space for many to spread out and enjoy the sun. There is a pergola with space under it for a table and chairs or for sun loungers. The pool area is completely secluded and private for relaxing, sunbathing and the entire terrace is contained by wrought iron fencing for safety.

The very special summer kitchen is located off the pool terrace. It is fully equipped with 3 charcoal BBQs, a sink with running water, gas oven with hob over, work tops and gas fridge. Fabulous for summer alfresco dining because a large dining table is to be found here too!

Garage, access, entrance and outhouses

The access to the property is via a 1.5km track of excellent quality. It is wide enough for two cars to pass easily, well maintained, flat and does not require a 4 x 4 vehicle. The track joins the main road that will whisk you in all directions.

The entrance is gated and leads to a parking area for 6 cars plus the large garage that accommodates 1 vehicle and storage.

Under the pool terrace is a large room – the perfect hobby or storage room. It also houses the pump and filtration for the pool.

There is a generator (back-up) should it be required.

Also a 30,000ltr water tank that feeds water into the house.

Communications

Telephone is via Iberbanda (line of sight to a mast) which is very competitive to standard land-line costs.
Broadband Internet is also via Iberbanda (line of sight of a mast) again, competitive with land-line rates.

Television is available to be streamed by the internet which is both fast enough and reliable enough to watch both live and catch-up t.v. There is also t.v. via satellite currently with UK channels.

Services

Electricity is via the mains and is three phase. This gives an uninterrupted supply of electricity at a high wattage – ample to power the entire property when fully occupied. Average costs per month for the electricity is €125.

Water is via a communal water well, shared between 3 properties. There is a written agreement in place between the three properties and the water is plentiful. The well is located next to the track on the way to the property. There is sufficient water from the well to accommodate a large house, large swimming pool and it is free!

The land and gardens

The garden is low maintenance and the land looked after by a local farmer. There is a reciprocal agreement in place currently whereby the farmer tends the land, prunes the trees, ploughs and in return, he grazes his sheep for 2 weeks per year and takes the olive and almond crop to the co-operative.
There are 250 olive trees, 75 almonds, figs, walnuts and nispero.
(If you wanted to tend the land yourself and take on the farming – the agreement can be terminated at the time of the purchase).

Location

Casarabonela is the municipality for this lovely villa. The village is as charming too! There is every amenity needed for modern day living – supermarkets, medical centre, shops, banks, pharmacy, bars, restaurants, schools, sporting facilities etc. The village can be reached by car in 15 mins.

Ronda is 1 hr away by car, Malaga airport 55 mins, the beaches of the Costa del Sol 55 mins, Sevilla and Grananda 2 hrs.
